Steam Trapping Systems
The Need
The "Achilles Heel" of a steam heating system is the steam trap.
- Either Way There is Waste
- Steam Trap Fails in Open Position
- Precious energy dollars blow out the vents of condensate receiving tanks.
- Piping stays extra hot, which can cause overheating in the building.
- Steam Trap Fails in Closed Position
- Loud banging noises result when the steam hits the backed up condensate causing interference with activities in the building, reducing productivity and interrupting learning.
- Steam is blocked, preventing heat from reaching the rooms.
- Other Problems:
- The mechanical parts will cycle nearly one million times over the life of a trap.
- Ordinary steam traps have a life span of 3 - 5 years and are usually warranted for 1 year.
- These traps require annual maintenance and an inventory of replacement parts.
The Solution
A new steam trapping system was developed by Steam Management System and introduced in 1990. It is called the Tech Fitt® Steam Trapping System:
- Labyrinthine Design
- The backbone of this Tech Fitt® system consists of a patented modular trap using a labyrinthine design which has no moving parts.
- These traps are warranted for the life of the system they serve on low pressure systems.

- Proprietary, modular, dynamic float design not affected by water hammer for larger units with wider varying condensate loads, such as 100% outside air intake air handlers.

Web-based Direct Digital Controlled Building Automation System
The Difficulty
- Former Systems Proprietary in Nature
- Although Direct Digital Control Systems have been around for approximately twenty years, they have been proprietary in nature.
- When a system was installed, the facility had to stay with the same company that carried that brand of system forever.
- This was unlike the pneumatic controls system where one brand worked with other brands. That meant, if a controls company did not meet facility expectations, another company could be chosen.
The Solution
- Non-Proprietary Alternative Now Available
- Precision Controls is a dealer with Lynxspring, Inc. which offers a system developed by Tridium that allows new systems to be non-proprietary in nature.
- This technology even enables most proprietary systems already installed using Bac-Net® or Echelon® to communicate with the Lynxspring front-end controller.
- Tridium's licensing agreements with many of the proprietary systems in the market place permits these proprietary systems to communicate with others that have been installed in that facility.
- Lynxspring can also be used as a stand-alone system, using its own modules to control facility systems.
- Lynxspring gives the facility personnel the ability to pick and choose who they want to service its controls without being tied to one contractor forever.
- Non-Proprietary Alternative Now Available
- Tridium's software is Java based.
- Facility personnel, with security clearance from their IT department, can see real-time, graphically animated depictions of how their facility systems are working from any computer, anywhere, that has access to the web.
- Depending on their accessibility level, facility personnel can also make changes, if needed, over the web and trouble shoot problems as well as see problems before they develop into costly repairs.
- It also allows for chosen service companies to look at facility systems for monitoring and trouble-shooting purposes. This gives service technicians necessary repair information, allowing them to select the correct parts prior to going to the site to do repairs. Some of these repairs can be done over the phone with maintenance technicians at the facility while the service company is watching via the web, saving on service calls.

Thermostatic Radiator Control Valves
The Difficulty
- Many facilities have radiators controlled by hand valves, or other types of radiator valves, that need to be completely removed to be replaced.
- Often whole systems need to be shut down and drained in order to make a repair or replacement.
The Solution
- Replace radiator control valves without draining the system
- Precision Controls offers a control valve manufactured by American Steam Control, a division of Walsh Controls, Inc. which is a high quality German made thermostatic radiator control valve designed for steam and hot water heating systems.
- It is a modular valve where the inserts can be replaced without removing the valve body from the system. A tool is available which allows the insert to be removed without having to drain or shut down the heating system.
- Variety of Insert Options
- Inserts are available in the normally open or closed positions.
- In places where freezing could be a possibility for hot water systems, there is an insert available which allows a small percentage of flow in the closed position, preventing freezing from occurring.
- For steam applications, there is a long lasting insert available which has a stainless steel seat and disc with Viton O-Rings.
- Variety of sizes and styles
- Valve body sizes range from ½" to 1¼"
- Valve bodies come in three different patterns: Vertical Angle, Horizontal Angle, and Straight.
- Actuators are available with variety of sensors styles
- Self-contained, remote, or wall-mounted
- Electrically controlled by a room thermostat or DDC control system.

Service and Installation of Controls, Steam, Hot Water, and Cooling Systems
The Need
- Maintenance is required to keep a facility's controls, heating, and cooling systems working at their best in order to provide optimal environments for occupants and high energy efficiency.
- The heart of a facility's heating system is its boilers.
The Solution
- Preventive Maintenance & Service
- Precision Controls technicians will go through a facility's systems for preventive maintenance to ensure all heating and cooling systems are performing to design and efficiency standards. Major repairs with budget costs will be discussed with the facility maintenance director.
- Summer is usually the best time to clean and repair steam and hot water boilers.
- During the autumn season, heating units' operation and controls will be checked thoroughly with minor repairs being made and calibration of controls being done as needed.
- Cold weather, when combustion air has a higher oxygen content, is a great time to do burner combustion analysis, at which time these units will be serviced to provide the most efficient burning of fuel.
- During the spring season, the operation and controls of the cooling units will be checked thoroughly with minor repairs being done.
